Refreshing a Rental
Case study 1
Sometimes when tenants move on, rental properties can appear tired, and this lowers their value. Often a good clean, a lick of paint and a few hours of styling can transform a property. These photos were taken after I did a quick ‘refresh’ on a flat in London that came on the market while rental rates were dropping dramatically in Autumn 2020. Re-decoration, de-cluttering and a superficial makeover was called for. Making the most of the outside space was key in the wake of the first lockdown, and we decorated the railings with artificial foliage, used mirrors and existing furniture, and engaged a good photographer. We were inundated with viewing requests and in a very depressed market the client ended up with a bidding war for the rental.

We converted this large, dated kitchen into a kitchen/dining/living area for a studio. It rented so fast we never got to paint the kitchen cabinets…I’ll update the photos when we get a chance to do that!

The bedroom was quite dark, we kept the colours simple. The grey alcove is, in fact, a secret door. At this stage it remains permanently shut, and the grey is a sounproofing membrane to ensure this flat doesn't hear too much from the games room in the main house on the other side!
